The Gas Safety Regulations place a legal duty on us to undertake a gas safety inspection of all gas pipes and appliances that are installed in your home. This inspection is carried out annually.

Did you know that…?

The Gas Safety Regulations place a legal duty on us to undertake a gas safety inspection every twelve months of all gas  pipes and appliances that are installed in your home. It is a criminal offence if we do not comply with these Regulations and all Registered Social Landlords must comply in the same way.
 
The inspections are vital for safety reasons.

You and your family could be at risk of injury or death from carbon monoxide poisoning if your heating appliance, flue or means of ventilation are not working properly. To make sure they are, we need to check them annually.
 
What does the inspection cover?
 
We must inspect any flues, pipe-work and heating appliances that we own. It does not apply to any gas appliances that you own; you are responsible for ensuring the safety of your own gas appliances, such as cookers.
 
What do you need to do?
 
You need to do very little – our maintenance records are computerised, so our CORGI-registered contractors will automatically be asked to undertake a gas safety check at your home every twelve months.
 
If it helps, we can also arrange for a call after normal working hours or on a Saturday, so there really is no excuse for not getting your gas safety inspection completed when it is due.
 
If our contractor finds that any gas appliance that you own is faulty you will be told about the problem but it is your responsibility to get it repaired or rectified.
 
What do we do?

 
Our contractors will send you a card asking you to arrange an appointment for them to carry out the inspection. If you do not reply to this you will be sent a second card asking you to make an appointment.
 
If you do not arrange an appointment at this point, you will be sent a letter by the Organisation and if you fail to respond to this, our solicitors will write to you serving you with Notice of Seeking Possession.
 
You will have plenty of opportunity to arrange an appointment and it isn’t necessary to worry about being taken to court if you respond to the cards sent to you by the contractor.
 
We hope that court action will never be necessary but we will not hesitate to take action where the health and safety of our residents, or their neighbours, may be at risk.

Your safety is our main priority, so help us, please, by:

  • Responding promptly when you receive a card from our contractor.
  • Contact us immediately to arrange an appointment if you receive a letter from us or our solicitors about gas safety inspections.
  • Contact the office if you are unsure of when the last safety inspection of your home was undertaken.

Some safety points for you to note…

  • We use CORGI-registered contractors so always ask to see the CORGI identity card
  • NEVER try a do-it-yourself repair or installation on any gas pipe or appliance  -  you could be breaking the law and you could be putting yourself and others at risk.
  • NEVER block sources of ventilation such as air-bricks, or obstruct flues;
  • ALWAYS follow the user instructions on any gas appliance.

If you smell gas or fumes ……

  • DO turn the gas off at the meter;
  • DO open windows;
  • DO extinguish naked flames;
  • DO NOT use electrical switches;
  • DO call the Gas Emergency Service on 0800 111 999
